Where is the property located?
The house is at the corner of Ocean Ave Extension and Kendall Road in York, Maine.

How many bedrooms are there?
There are five bedrooms, one on the first floor and four on the second floor. The first floor has a king sized bed and the second floor bedrooms have a king, queen, full/double and three twin beds.
How many people does the house sleep?
There are seven beds and room for 10-11 people to sleep in beds.
How many bathrooms are there?
There are four bathrooms with a shower or tub. One is on the first floor, two on the second floor and one in the basement. There is not an outside shower.
Are linens included?
All beds have sheets, pillow cases and a bedspread. Blankets are in each room. There are bathroom and kitchen towels but no beach towels. There is no additional charge for linens.
Does the house have air conditioning?
There is central heat and air conditioning. The living room has a gas fireplace.
What is the check in and check out time?
Regular check in is 3:00 p.m. and check out is at 10:00 a.m. Whenever possible, noon check in and check out will be considered in the off season. Guests check themselves in and out and information will be emailed about a week before arrival.
How many cars fit on the property?
There is parking for 4-5 cars between the two driveways.
Is there a grill?
There is a gas grill and propane bottles for use.
Is the house handicapped accessible?
It is not handicapped accessible but guests have been able to accommodate those with some mobility challenges by using the first floor bedroom. You can enter the house with three stairs and there is a bathroom on the first floor with a small shower. It does not accommodate a wheel chair.
Are pets allowed?
Guests may bring up to two quiet and non-aggressive dogs. No cats are permitted due to severe allergies. There is no additional fee for dogs and please don’t ask to bring more than two.
Is this house for rent only in the summer?
This house is a year round rental though sometimes the calendar may be blocked in part of the off season for maintenance.
Is there a washer and dryer?
There is a washer and dryer in the basement laundry room.
Do guests have to clean when they leave?
To keep cleaning fees low (this is a large house), guests are asks to help prepare for the cleaners. This includes stripping beds, making sure trash is put in trash cans, loading the dishwasher, etc. There are vacuums and plenty of cleaning products for use during the week.
What items are there to accommodate children?
The house has a high chair, booster seat, a small picnic table and some toys for various ages. Families should plan on bringing their own port-a-crib and stroller.
How far is it to the beach?
It is about a quarter mile to the entrance of Short Sands/Ellis Park and a half a mile to the attractions and restaurants. The walk is very scenic along the road. Dunne’s Ice Cream and the Nubble Lighthouse are half a mile.
Do guests have to bring beach chairs?
There are some beach accessories at the house, usually 4-6 folding chairs, a beach cart, a wagon and some sand toys.
Can guests book direct?
Guests may choose to book direct or through VRBO. VRBO offers travel insurance and may feel more secure for some guests. It also charges a service fee, about 12-15% up to $599 in addition to the rent. Guests who wish to book direct should contact Periwinkle Properties for details. Pricing for rent and cleaning is the same whether you book direct or through VRBO.
What is the cancellation policy?
There is a 90 day cancellation policy, calculated by the arrival date, in order to receive a full refund. Cancellations less than 90 days or missed rental payments will result in no refund unless that property can be rented at the same price. Guests who are asked to leave the property before their contract ends due to violations of house rules (too many people or animals, too much noise, complaints from neighbors, etc.) will not receive a refund.
Do you accept credit cards?
If guests book through VRBO, credit cards are accepted. If booking direct, cash or checks are preferred but PayPal is accepted at this time. Rent is accepted in three installments.
